Conversion of a seven storey commercial building from 1966 into residential use, in central Helsinki.
The building was designed by architect Ilmo Valjakka and completed in 1966. It covers 5,847 sqm, and in January 2016 the City of Helsinki granted an additional building right of 295 sqm. Before the conversion the ground floor held retail units and floors two to seven were in office use.
The scheme keeps retail at ground level and converts the upper floors into apartments. Once complete the building will offer approximately 4,866 sqm of lettable area, including 4,271 sqm of residential space across 75 apartments and 610 sqm of retail space, plus 42 parking spaces in the underground garage.
We acted as substitute investor and carried out demolition and strip out works inside the existing building. We also provided the technical advisory and analyses preceding the conversion. Demolition in a building from the nineteen sixties, while retaining the structure and the operating retail units at ground level, required phased works and full control over every element removed.
