ICM NORD is a general contractor. Project management, investor supervision and advisory are handled in house. The investor works with a single partner and a clear division of responsibility.
Our team consists of engineers and site managers with experience on residential, commercial and industrial projects. We work in Polish and English, under the contract standards used on Western European markets.
Services
General contracting is the core of what we do. Management, supervision and advisory complete it, so the investor works with one company instead of four.
We are responsible for delivering the build. We organise the works, coordinate subcontractors and control quality against the design and the permits. We keep site safety and the programme under control. We work in both building and industrial construction.
We run the project on the investor behalf. We coordinate the design, prepare the budget and organise tenders and contractor selection. We control costs, carry out handovers and settle the project.
We provide investor supervision under Polish construction law and act as substitute investor. We represent the investor on site at every stage of the works.
We prepare business analyses and due diligence, technical and financial audits and property value analyses. We deliver the data needed before capital is committed.
We apply the standards used on industrial sites. It starts with the safety plan and continues with daily supervision on site.
We check materials, completed works and documentation at every stage, against the design, the permit conditions and good building practice.
We treat the programme as a contractual commitment. The investor receives ongoing progress reports.
How we work
We review the documentation, ground conditions and permit terms. Risks are flagged before they reach the contract.
We agree the scope, dates and payment terms. The programme is prepared together with the investor.
We contract subcontractors and supplies, prepare the site safety plan and the site layout.
We run the works and control quality and cost. The investor receives regular progress reports.
We compile the as built documentation, carry out handovers and the final account, and support the warranty period.
